Permit-Ready Accessory Dwelling Unit (PRADU)
The City of Canyon Lake has launched Permit-Ready Accessory Dwelling Unit (PRADU) program, aimed at assisting residents interested in constructing an ADU on their properties. The program enables the City of Canyon Lake to be compliant with state mandated requirements, promotes ADU’s as a meaningful way to increase the city’s housing inventory, diversify housing options, and create a more financially attainable housing opportunities.
Pre-approved ADU plans have been developed to streamline and expedite the construction process and alleviate the financial burden associated with obtaining and designing construction-level drawings. The pre-approved plans are available to the right, ranging in size from 586 square feet to 1,198 square feet and are offered in three different pre-designed and engineered model layouts: one-bedroom, two-bedroom, and three-bedroom configuration and intended for new construction only. Other applicable plan check and development impact fees may apply.
The pre-approved ADU design cannot be revised and must be permitted as designed. The ADU’s may be oriented in any direction and floor plans may be mirrored (flipped). Due to the unique topography of Canyon Lake, a separate foundation plan will be required to be submitted, which can be included with grading plan.
The pre-approved ADU plans meet all current California Residential Code requirements. A complete submission shall include, but not be limited to:
- Canyon Lake Property Owners Association Approval
- Cover page
- Site plan
- Foundation plan, slab or raised, (shall be included in grading plan)
- Grading plan (separate permit) to include:
- Drainage and Erosion Plan
- WQMP Report (Required for all new development)
- Construction BMP
- Foundation Plan
- Cut/Fill specification
- Fire Sprinkler plan (separate permit, if applicable)
- Photovoltaic System (separate permit, if applicable)
- Completed PRADU Permit Indemnification Form
